Luxury and Mid-Tier Acceleration: The surge in the single-family median sales price ($1,224,500) was primarily fueled by strong movement in higher price brackets
. Sales between $1.5M and $1,999,999 jumped 55.6% (to 42 sales), while transactions between $2M and $2,999,999 climbed 70.6% (to 29 sales) .
Properties Moving Rapidly: Homes sold significantly faster compared to last year
. Single-family homes spent a median of just 14 days on market (down from 20 days), with sellers receiving a median of 100% of their original list price and 33% closing above asking price . Condos averaged 38 days on market (down from 50 days) . Divergence in Inventory Levels: Single-family active inventory dropped 5.9% to 802 homes, keeping months of supply low at 3.2 months
. Conversely, condo inventory expanded 3.9% to 2,554 listings, offering buyers 7.0 months of supply and greater room for negotiation .
